Akhirnya setelah lama menanti, kami menerima berita yang kunci bagi rumah kami, Taman Desa Gemilang, di Sungai Pusu, Gombak, sudah boleh diambil. Namun begitu kami perlu membuat bayaran sebanyak RM3358.87 sebelum kunci itu dapat diserahkan. Apa bila ditanya apa butir2 untuk bayaran tersebut, ini yg diberitahu pihak pemaju, Koperasi Malaysia Airports Berhad:
Bunga (interest) kerana lambat membayar duit progress – RM 1381.24
“Quit Rent”: explained – RM 537.63
Maintenance for rubbish collection – RM 1440
Item number 2 is acceptable. But for 1 and 3, I reckon is a trick by the developer to con us out of our hard-earned money. The interest that they are charging in item 1 is the 10% charge everyday that the do not receive payment from the bank according to the progress schedule. For example:
(a) Komab claims for payment of stage 1 on 27/5/2005
(b) Bank pays for the claims of stage 1 on 10/6/2005
So that is 10 days difference of (a) and (b). KOMAB charges 10% from the amount claimed on each of the 10days late.
The question here is, why are we forced to pay for something that is beyond our control. Its the bank that has made late payments to the developer. But we had to pay.
As for item 3, this is maintenance fee for rubbish collection over 2 year period. The developer had to arrange for rubbish collection as the Certificate of Fitness (CF) has not been given so council will not collect rubbish. It’s the developer that has not fulfill the requirements for a CF, again we have to pay.
They are taking our hard-earned money. Its us individuals middle-income earners against a company with lawyers by their side.
Let this be a lesson to us and others, there are dishonest developers who prey on helpless people, cheat them out of their savings.
